The Property Accountant performs a vital job in the preparation and maintenance of financial, accounting, and statistical records. The ideal candidate must have a thorough knowledge of property accounting and the Sage software. Requirements Prepare monthly property-level Budget Variance reports Work closely with Ops team to explain major variances: positive and negative Manage monthly AP and AR close including completion of Bank recs Analyze GPR/Rent Roll/Vacancy trends Oversee portfolio level escrow accounts: RE Tax/Insurance/Replacement escrows Review and approve property level invoices to ensure proper GL coding and expense is within budget Communicate over budget items with Ops team and Controller Analyze and ensure utility invoices are processed timely, eliminate late fees Manage AR/Bad Debt/Collection processes and tracking with Controller/CFO Work with Assistant Controller on year end financials and balance sheet schedules Help identify various areas within NOI to improve revenues and reduce ongoing expenses Work closely with Controller and CFO on various ad-hoc projects including improving the property accounting department within the Accounting/Finance Skills 3+ years of experience in Property Accounting Yardi Experience (preferred) Must be able to set priorities, organize, and accomplish tasks often within strict time limitations. Strong accounting knowledge Work well independently and in an energetic, fast-paced environment Must be able to multi-task as the department will have multiple projects running at one time. Excellent verbal and written communication skills as this person will be communicating with all levels of management. This person will be working with confidential issues and must have the maturity to use discretion and diplomacy.
